ENGAGEMENT / LISTEN

We begin by listening—to you, to the site, and to the ecological and cultural context. Our process starts with a questionnaire designed to help you articulate your vision, concerns, and aspirations for your project. Your responses guide us in creating a detailed Program that ensures the design reflects what matters most to you, or your organization.

 

To support the design process, we may also request site-related documents such as a Survey, Geotechnical Report, or other studies required by the jurisdiction. If needed, we can recommend trusted consultants from our network.

We take the time to immerse ourselves in your site, carefully studying its unique conditions and character. Through this exploration, we develop a Site Analysis diagram that informs a design deeply connected to its place. Our approach ensures that the project respects and enhances the natural and cultural environment.

 

Every location comes with specific regulatory requirements. Drawing on our extensive experience, we navigate these complexities, ensuring clarity and compliance while maintaining the integrity of your vision.

DESIGN INITIATION / PLAN

Working interactively with you, we evaluate multiple potential solutions to the relationship between the Program and the Site Analysis. This begins with quick sketch layouts that allow us to explore both conventional and radical ideas for spatial organization.

With a preferred concept in mind, we refine a more specific plan, developing the home's relationship to the site and your vision. Using BIM software, we visualize the design in three dimensions to integrate form, function, and environmental strategies. Throughout this phase, we consider long-term resilience, energy efficiency, and responsible material choices to create a home that is both functional and forward-thinking.

At this stage, we also assist in selecting a General Contractor who can prepare a preliminary budget estimate. This cost information allows for adjustments to ensure alignment between design and budget goals. In parallel, we guide the selection of interior and exterior finishes, lighting, hardware, and plumbing fixtures, emphasizing high-performance, durable, and sustainable materials.

DESIGN PRODUCTION / DOCUMENT

With the goal of securing a Building Permit, we now prepare the Construction Documents. These evolve directly from the BIM model developed during the design phase and include detailed plans, elevations, sections, and site plans.

A Structural Engineer and other consultants will be engaged as necessary to provide specialized expertise. We also compile and submit permit application materials to the jurisdiction.

​

While the permitting process unfolds (often a lengthy phase), we continue refining project documentation by developing electrical plans, interior elevations, and finalizing selections for finishes and equipment.

​

Once the full set of drawings is complete, the General Contractor can prepare a detailed cost breakdown and a formal contract for construction. This ensures that sustainability, performance goals, and material tracking align with best practices in regenerative design.

DESIGN IMPLEMENTATION / EXECUTE

With the permit approved, construction can begin. Our role in this phase includes reviewing progress, answering contractor questions, clarifying drawings, reviewing shop drawings, and attending on-site construction meetings. These meetings, which include the client, are essential to resolving questions and ensuring all decisions are made in a timely manner.

Throughout construction, we are available to review contractor payment applications, verify that work aligns with the design intent, and oversee material and system installations.

​

As the project nears completion, we conduct a final review and prepare a Punch List outlining remaining tasks. This phase emphasizes craftsmanship, attention to detail, and a lasting connection between the building and its environment.

INHABITATION / LEARN

A project is not truly complete when construction ends—it evolves through inhabitation. We engage with you post-occupancy to ensure that building systems operate as designed and that the home meets its intended performance.

Through feedback loops and monitoring, we assess energy and water use, indoor air quality, and comfort. This process helps optimize the home while contributing to the broader knowledge base of high-performance design.

This final phase ensures that your home remains a thriving, sustainable place for years to come.
