This project is the reimagining of a common building form seen throughout Victoria. The existing wood frame, three-storey building with a soft first storey from the 1970s was tired and not up to current seismic codes. The owner had the desire to improve the user experience, make the building safer and provide more rental units. We proposed to infill the soft first storey to improve seismic performance and add a fourth and partial fifth floor. An elevator was added and three of the existing suites were made accessible. A community rooftop deck was added on the fifth floor. The project increases the number of rental units from 15 to 26 within the same building footprint. The landscape is refreshed and resident patios for the south side ground floor units. Every unit in the building has outdoor space. The variety of unit styles creates a diverse community of residents and the shared amenity including a bike maintenance station will foster a sense of neighbourhood. This building is about the people.
